The word "marketing" encompasses many things. As a seller, you want to look how your listing will be priced and ask yourself, "would I buy my house?"
It is important to have an understanding of the California purchase contract and the various contingencies a buyer will have in said contract. As a seller you want to have a very organized and robust disclosure packet available for buyer review BEFORE they sit down to write an offer. With the majority of my listings, I arrange to have the home thoroughly inspected, i.e., home inspection, termite inspection, roof inspection, sewer inspection, etc. These are just the beginning inspections. Depending on the findings of said inspections, further inspection may be needed. The buyer is provided all possible due diligence (seller disclosures and corresponding reports) up front. The importance of this is two-fold: It alleviates the need of a buyer to have an inspection contingency and more importantly, it lessons the chances of a buyer going back to the seller to re-negotiate price or cancel the transaction based on a new discovery pertaining to the condition of the home. Aside from pricing the property correctly, the above is probably the most important thing you can do to ensure a smooth sale.
In regards to marketing, everything will be done to properly showcase your property and have it stand out from the crowd. No expense is spared to ensure that all qualified buyers in your target audience will be reached.
The bullet points above are important to property showcase your property and have it seen in its best light. However, taking pictures and putting them on the MLS is not going to cut it. Understanding the local market and knowing how to negotiate a deal ranks at the top of the list of importance and that is where I excel, with my real estate and law background.
